Just Off Commercial Drive | Traditional Duplex

 

This #AverraBuilt project is a custom new side-by-side traditional duplex just steps away from the heart of Commercial Drive in East Vancouver.

 

Each residence is a three-level home that give homeowners over 2,500 square feet of living space featuring modern interiors that gets plenty of natural light.

 

They provide tremendous flexibility to the homeowners.  Owners can choose to have a five-bedroom home all to themselves or to have a legal one or two-bedroom secondary suite on the lower level.  There is even separately metered official secondary suite for each residence.

 

Top floor of each residence has three large bedrooms with vaulted ceilings.  The principle bedroom has ample built-in closet space and luxurious ensuite bathroom.  The other two bedrooms share a spacious common bathroom and this level also provides the convenience of a walk-in laundry room with counter space, sink and substantial custom cabinetry for storage.

 

The main floor features 9-6” ceilings and beautiful open spaces.  There is custom millwork in the kitchen and luxurious Fisher & Paykel appliances which provide ample built-in storage and well-planned spaces for crafting meals and entertaining.

 

The open living space of the main floor has the kitchen seamlessly flowing into the dining area and a comfortable living room with cozy natural gas fireplace.

 

Main floors of each home also provide a lovely powder room, enclosed entry closet storage, plus a flex space that can be used as an office, tv room or however desired by the homeowners.

 

The lower level of each residence is a cleverly designed space that offers homeowners of the top two floors a family/media room or this room can be locked-off and may be used as a second bedroom for the legal secondary suite.

 

Additional features include air conditioning, covered walk-up porches, hardwood floors, low maintenance craftsman styled hardy board exterior siding and south facing deck and garden space for BBQing and entertaining.  Homes also have Viessman 100 boilers to provide radiant floor heading and domestic hot water.

 

There is also exterior gas lines to directly connect to BBQs and provisions have been roughed-in at the rear parking area should residents want to install electric vehicle (EV) charging stations.

 

These homes have been built on an extra deep 50 x 130’ lot and provide valuable private off-street parking in the rear of the homes.
