This house was originally a classic City of Vancouver single-family home.  It is located in the heart of Vancouver’s Cambie Village neighbourhood.

Averra Development project managed its heritage retention and new construction creating a duplex providing two separate family residences. 

 Early work required raising the home, a great deal of planning and tremendous attention to detail.  Hours of technical hand framing integrated new wood into old for the entirely re-designed interior layout of three floors.

Residences have side-by-side front entries and give both homeowners an equal distribution of the main floor.  This space provides ample bright open concept living, dining and kitchen spaces, plus the luxury of a powder room. 

Floor plans then get unique and give the full lower level space for one family and the entire top floor to the other for bedrooms, flex space (office, workout room, laundry, library…) and bathrooms.  

Homes have dual fired Navian boiler systems to supporting both domestic and in floor radiant heating.
